Never again will I buy a home with a HOA. A neighbor is asking the HOA Board to fine me because they believe I broke this rule by wearing a bikini top and shorts while washing my car.
Offensive and Commercial Activities. No noxious, offensive, or illegal activities shall be carried on or upon any Lot, nor shall anything be done on any Lot which is or may become an annoyance or nuisance to the neighborhood
Tldr. StfuHOAs or similar are pretty much required these days. When we started requiring new devlopments to have detention ponds for flood control and water quality we needed someone to maintain them, and accept responsibility for them. The local gov't does not want them. You could put a pond on one lot, and make that lot owner responsible, but a HOA makes more sense. So if for no other reason you need a HOA for that.
Good for your board. It's hard to get reasonable people to serve on a board. Easier to get retirees including the busy bodies like the ones you are having to deal with. (also includes me)
You have to write the covenants to allow people to live, but make sure they don't turn their home and yard into a used car lot, etc.
Just my opinion from developing 5 residential neighborhoods: IDK, but I get the idea your covenants were not written by an atty who specializes in Real Estate and Developement.
"offensive" should not be included in any residential covenants. Totally objective. Noxious should at least be better defined. Illegal is illegal. Goes without saying. It is a gov't law enforcement matter. Call the govt, not the board if there is a problem.
I always allowed home offices provided they did not increase traffic(customers/clients) in the neighborhood. No parking of commercial vehicles with exception of a car with a sign on the door. No trucks, trailers, equipment, etc. I could go on, on and on.

Don't buy a NY truck.I have been chasing EVAP codes on ny truck for almost a year. I have replaced everything on the system. Still showing an EVAP leak. Replaced the gas cap. Twice. So today I pulled rhe bed and started digging into it again. I think I found the problem. The gas cap. Is. The. Wrong. One. It does not match the filler neck and it twists on and clicks, but if you grab it you can just pop it right off. I started looking more carefully and both of the caps I bought are the wrong one. The parts store said they were correct and when I looked up the part number it shows as being for my truck.
So now the search begins for the correct part.
Lesson here: Do NOT throw away the old part without first comparing it to the new one.

Crawl under your truck and inspect the rubber line(s) for the EVAP system that go to the tank for dry rot.It is an 04 F150 Heritage. I have just stopped looking for Heritage edition parts and just go with 03 f150 parts.
