could it be that 2 million illegals being deported (or self-deported) is bringing rent down? Will housing prices follow?

Yes and maybe.

Housing prices *may* come down, but people who refi’d aren’t going to give up 3% mortgages unless they absolutely have to.

Also, those who bought in the last two years aren’t gonna sell unless they have to, because they can’t take the loss.

So, absent relocation for jobs, family, etc, people will hold homes.

The solution to the affordability issue is more homes being built. The question is whether we have the infrastructure to support it.

No matter what Trump does, the left complains. Trump remodeled (I think at his own expense) the bathroom connected to the Lincoln bedroom and the left complained said it was terrible looking. I simply compared Obama's 800 million dollar trash can library to a nice looking marbled bathroom. 800 million should get you something better than a trash can.

it's comical how the left will attack Trump no matter what he does. Marble is not an 1980s thing. Myself and millions other people like the look of marble...some of the most expensive and prestigious houses and buildings have marble in them....but because Trump did it.......

why is it dumb in allowing people to transfer their current mtg and interest rate to a new property and avoid other borrowing fees?

A 50 year mtg is not being forced on anyone, but it's an option for those who have very few to no other options.

Im going to rephrase this.

If the Trump admin wants to revise existing loans, then its dumb as hell.

If the Trump admin wants to force future loans to have a portable feature, its dumb as hell.

If lenders want to include portability in their loans as a feature, then sure, whatever.

Of course, the portability feature isnt free and will be reflected in higher borrowing costs...

portable mtgs are more common in other countries than in the US. What is wrong with making portable mtgs an option in the US on certain types of mtgs? Right now the Trump Adm is only looking into the feasibility of doing it in the US and it may end up not being feasible because so many mtgs are locked up in an MBS

Im ok with it being an option if the market dictates it. Im not OK with it if the govt is going to force it on lenders because it will make Pulte's family some $$$$$...

I mean are borrowers going to add another .5% to 1% to a 6%+ 30 year rate now.

Just seems half baked like the 50 yr mortgage

I do not agree with all Trump does but I agree with core issues as immigration. I would not agree with him on abortion.

Why are you against what Trump does. If it is feasible, then shouldn't portable mtgs be an option?

I do not know they will force it on lenders but if it were feasible lenders would not want to do it simple because they make tons and tons of money off of refi fees and would not want to lose that revenue. Banks would love you if you sold and bought every few years
