Apprasial didn't come back in our favor. I kinda expected it. We ahve several options. Do nothing(out 400 for apprasial and credit check), bring cash to closing, or do a 80% loan with a 2nd for the remaining.

This sucks because I think this might be the situation we are going to be in if we sell our house.

Appraisal came back at about 8,000 more than we owe. About 15,000 less than I was hoping for. Not much you can do about it either.
 
Aah, it was worth a try. Still haven't ruled out doing anything. I was gonna go from 4.5% with about 12 yrs left back up to a 15 at 3.125%. Not really worth it if I ahve to bring cash to closing or paying a 50.00 pmi charge for about 2 yrs. rates will probably still be low next year and we may could look at a 10 yr loan.
 
I'm not mad. It's a tough market out there. Houses just aren't appraising for what they are really worth. No way in heck could you rebuild our house for what it appraised for. Just so many forclosures out there being given away at such low prices. It's def a buyers market.
