Tellico Lake Area

So we are getting a little more serious about a future retirement location, so we came back to visit East TN this past weekend to look at some potential lake lots on Tellico Lake and parts of Fort Loudon Lake for a future home someday. The realtor took us out on their pontoon boat to see some of the places from the water.

One place that stood out and caught our eye from the water was this peninsula just past Tellico called Rarity Bay. We knew about it from online, but had never seen it. We still did not get to see it from the land, but from the water some of those houses looked like celebrity homes. Where in the world does all this money come from? Gorgeous homes.

We will come back in a couple of weeks to explore by car a little more, but are interested in any of your thoughts on areas that would be a good place to build a future home on the lake. We want it to be directly on the lake and for us to be allowed to have a dock at the property as well. We are not that close to retirement but are planning ahead. As a result, would love to invest in some land to build on in the future versus buy a prebuilt home since we do not want to upkeep a vacant home.

We do not want to be in the middle of the hustle and bustle at that time, but want to be within 45 minutes of it.

Any thoughts?

People selling their homes from up north and buying down here for cheaper.

Rarity Bay is a nice retirement community. There are not many dockable lakefront sites left, however. Saw a lakefront lot on Zillow in Rarity a few days ago around 185,000 which is quite reasonable in there. Rarity has lakefront homes in the 2 million range but there are also homes/villas just north of 400k inside the development but aren’t golf or lake front.
Might check out Kahite (Newer Tellico village community in Vonore on Tellico Lake).
Legacy Shores is a much smaller gated community (no golf course or other amenities found in Rarity) but sits on Tellico Lake and is a 3 minute boat ride to Rarity. I think there are a couple of lakefront sites for sale. Thunder Pointe (Thunder Thornton)might be worth checking out also.

I grew up on Ft. Loudon & Tellico Lakes. Mom & Dad still live on Ft. Loudon Lake. It's a beautiful area. Rarity Bay is nice. Good golf course. The Toqua course at Tellico Village is one of the best layouts in ET.

A huge bonus for that area is Benton's Bacon is close by!

Your biggest challenge will likely be finding "dockable" land. TVA has become extremely tight with shoreline construction, and several of the more recent waterfront developments have suffered greatly. Neither Wind River (the former "Rarity Point") in Lenoir City nor Tennessee National in Loudon have the ability to put docks on individual lots (although both have neighborhoods marinas). That would be a deal-breaker for me if I were looking to move to the water. That being said, if golf is your thing, I would give both neighborhoods a hard look. The latter is exceptionally nice, the former is a little closer to the city.

Much of Watts Bar lake is within 45. Minutes of Knoxville. Also lakes to the East of town. Not sure if Norris lake allows docks.

Having spent countless hours on both lakes, I would choose Tellico over Ft Loudon. Fishing is better on Loudon but the trash and floating debris on Loudon would be a dealbreaker for me

TVA hasn’t been very tough on the local elite and their building of docks on shorelines. Years ago I worked for an extremely wealthy guy that built an insane dock on the river and he broke almost every code imaginable. I guarantee they knew of it and no one ever did anything. They have very selective enforcement.

Yeah, from my understanding, a lot has changed in the last 10-15 years. The two neighborhoods I mentioned have some of the most expensive homes in the area (waterfront $1.5M+++) and were not successful getting shoreline permits. Greg Norman developed TN National, and the Rarity group swung a big bat back then, as well.

Tellico, Fort Loudon, Melton Hill, and Watts Bar can all be navigated from Downtown Knoxville to the Gulf of Mexico. Norris, Douglas, and Cherokee don’t have dams with navigable locks.

I heard from a guy that sub contracted on the original Rarity properties that the Mike Ross houses were poorly built.

We're going to be looking in the Tellico area in May when we vacation up that way, but a 2BR cabin on an acre or three is more in the price range we will be looking at. We're good with buying the land; paying it off; then putting in a nice 2BR prefab cabin. We've been looking at cabins, and there are some solid builders in that market these days. Friend of ours has one down here that he put up on stilts, and it's as solid as a stick-built cabin. Custom interior, counters, etc. Front and back porches. Really nice. Said he was in about 50K on the cabin, finished and delivered. That got our attention.

But we'll take a single-wide on a mountainside if that's where we end up. Retirement is neat. You don't have to try to impress anyone. We've already warned our extended family that when we retire, our forwarding address will be a P.O. Box. If we want them to know where we are, we'll tell them. If we don't, well...that's what the FBI calls a "clue".

You’ll have better luck with a cabin on Watts Bar, Norris, Cherokee, or Douglas. Maybe on the Blount County side of Fort Loudon. Tellico is chock full of HOA nazis.

We’re focusing on the Tellico Plains area. There’s land there for a reasonable price, and with a decent view of elevation. 900-ish people in town. My kinda metropolis.

Failing that, maybe the Walland or Seymour area. Cosby / Cocke County is an option, but I’d prefer to not to have to ventilate some meth head who thought my guns would be easy taking.

So we’ll see where our piece of heaven is located.

Stay away from Greenback. It's horrible. Nobody likes it. it always rains. it smells like pigs. there are sexual deviant nazis that will eat your kids there. Just stay away.

They are certainly beautiful homes. My little shack that I would build would look out of place there.
The number of waterfront palacial estates in this area is really quite amazing. There are literally hundreds (maybe even a thousand) of multi-million dollar homes within 10-15 minutes of our neighborhood.

I did a search for the entire Knoxville MSA (broad area that included areas such as Maryville, Vonore, Farragut, Oak Ridge, Dandridge, Clinton, Lenoir City, Louisville, etc).

Over the last 3 years, 27 multi-million dollar, waterfront homes have sold ($2M+). It seems like an inordinate amount fall within three neighborhoods (one in Louisville, one in west Knoxville, and one in Vonore).

If you drop down to $1.6M, then there are 24 waterfront homes that have sold over the last 3 years. I did not look at the neighborhoods.

That is 52 waterfront homes that have sold at $1.6M or more in the last 3 years. I know $1.6M+ may not be an astronomical price in some areas of the country, but that is certainly a lot to me.

And yes, clearly I have too much time on my hands...but I am fantasizing about retirement some day and being able to move back to where God intended for me to live in East Tennessee.

Nope. Both retired. One used to be a big-wig for Coca-Cola. I think the other one used to work for Martin Marietta or Y-12 or something in the defense sector.
