We were back in town looking at real estate and areas again yesterday and today. We cannot find anything yet, but are still looking.

Visited a lot of areas in West Knoxville today and came to the mountains tonight. If any of you have a lakefront home and want to sell it, then let me know...:cool:

Well...we submitted an offer earlier today. Hopefully, the offer will be accepted and we can begin our plans to move back to God's country.

Which community? I thought about grabbing a lot in Tennessee National but a friend warned me about the stink coming off of the mushroom plant if the wind direction ain’t favorable. No private docks either.

I haven’t decided where to live forever. Certainly not a 2nd home. Don’t really want to deal with HOA Nazis. Having a dock would be very cool. I love the lakes late at night and early in the morning when they are smooth as glass. Tellico Village is nice, but $1,000,000/acre ($500k for 0.5) with the HOA doesn’t seem like a great idea. I like Fort Loudon/Tellico because I know a lot of people there. A few on Watts Bar also, but it’s been a bit of a dump site for Oak Ridge NL’s and the Kingston power plant’s toxic materials. Norris, Douglas, and Cherokee aren’t navigable.

Blount County side of FL might be the sweet spot in my case. Possibly Knox County as long as it is beyond the reach of Knoxville city tax thieves. Lenoir City/Northshore doesn’t have much supply.

I’d like to stay clear of the HOAs, revenuers, and the clan-like, Deliverence resembling areas.

That’s Monroe County, right? Nice clean water coming through Chilhowee Dam. The upper end of Chilhowee Lake is too cold to stay in the water very long even on the hottest day in August. Tail of the Dragon is right there as well.

I have developed 5 residential neighborhoods, and my partner currently has a 500 acre lake development on Chickamauga Lake.
I think he will have both individual docks and a community dock. Getting a permit form TVA or the Corps of Engineers continues to get more difficult..
Just some thoughts: HOA's are not always bad. They are often necessitated by the need to own and manage detention ponds which have been required by governmental regs. Rarity might have Nazis, but a small community in Meigs co likely will not.
Upkeep of those ponds is usually nearly $0 unless the neighborhood wants some mowed greenspace for a variety of reasons. Otherwise you let them go natural. The more rural the county the fewer regs, HOAs and revenuers, But the more "deliverance" and meth areas. So most neighborhoods developed in the last 20-30 years will have detention ponds and HOAs. some might also have a common sewage system that is maintained by the HOA. HOAs are not necessarily evil.
I was looking for something similar to what you are looking for about 20 years ago. I found it by driving what seemed like every road on every lake looking for lots. i primarily looked at older established areas, and vacant lots. I have built 6 homes for us so building wasn't a problem. You might also consider remodeling an existing home. Be very carful in areas without building codes. Anyway when I found a lot I would go to the county courthouse to find out who owned it. I would send them a letter if interested.
We wanted on Watts Bar, and I found what was the perfect lot for us for a small lake house(2nd home). The lot was purchased in the 50s by a FL couple that never built. They were in their 80s, and wanted to sell. I fond a very similar lot owned by a guy that got a divorce and wanted to sell. I bought the later, and. worked with the health dept to get the septic system approved.
We built, and sold just before the ash spill in 10, 11?

On lakes: I think most are fairly dirty unless you are at the source, and the source is in an undisturbed area, mountains.
Boats: We bought a Sea Ray cabin cruiser, and sold it a few months later. We were happy to just side on our screened back porch and enjoy the water view. So Watts Bar was no better than a land locked lake for us.
Some people are boat people, others aren't. Different strokes.

I keep an eye on Watts Bar just below FL Dam. Apparently the mushroom stink is bad at TN National. Directly across the lake is Dogwood Shores, but it is at the opposite end of the HOA/Deliverance scales. I love Riverbend near Northshore/Rocky Hill, but the supply/demand is off the charts. There are enough powerful residents in there to keep Knoxville’s socialists at bay and keep it in unincorporated Knox County.

I’ll most likely end up staying in the west Knoxville suburbs. I’m really adverse to high property taxes, don’t really want to be far out in the sticks, and Tellico must be HOA hell for non-conforming degenerates like me.

We lived in Avalon which was convenient to Athens so my wife could take care of here mother. I was surprised that the HOA there was not over bearing. We downsized when we moved to Nashville, and the HOA walks through the neighborhood two times annually looking for things they don't like. Most of us have become "non-conforming degenerates".

HOAs are probably fluid based on the politics of the boards. Avalon has large lots in the detached home areas. It’s good to have HOAs that understand the difference between being overbearing and controlling to those not causing real problems and preventing a certain element from interfering with their neighbors’ peace by raising livestock or rebuilding the Trans Am’s 455 in front yard. Often it’s more to do with egos of the Karens rather than common sense.

It was Loudon County. Apparently, Rarity Bay is on a peninsula and about half of it is in Loudon County and half is in Monroe County. This particular property was Loudon County.

I don’t know if it’s seasonal, but there seem to be some better deals up river (toward Knoxville, not toward the GSMNP) with 4-5,000 sf houses already on them. IMO prices will stabilize until the next big economic upswing.

The prices for clean lots now are in the territory of tear downs of the existing structures for the land. Also IMO, materials prices slowed the roll of that strategy.

I wasn’t exaggerating. It feels great to jump in, but you’re climbing back into the boat after a couple of seconds. Even if it’s a 90 plus degree day.
Went up there for the 1st time back in the early 80's. My brother was skiing and pointed for us to feel the water. Holy crap!

Still have not found anything. It is crazy. Homes are selling for literally twice what they sold for just 2 or 3 years ago. I wish one of you that live there would just sell me your house, make a fortune, and retire at my expense.
