Funny Pics thread II

I used to build custom homes. I had a lady I was building for call me at 10pm to ask what i thought about "xxx red" color for their master bed room.
We built a staircase with all oak( treads, risers, spindles, etc). She decided she didn't like that and wanted to paint the risers a white cream color which is traditional. When she wallked in and saw the staircase she said,"that doesn't look the way I thought it would".
The next day her husband ask me to meet him at the house, and said" whatever my wife wants in the house is what we are going to do". " I've been divorced once, and I'm not going to get divorced again!" So the painters removed the white paint from the risers which is not easy on a porous wood like oak.
She didn't like the design of the bathroom on the plans so after the plumbing and electric were roughed in she brought in drawings of what she wanted. We changed everything including a installed window. The house had a brick exterior so the masons had to remove brick and rebrick where the window was. After everything was done she said she wasn't happy, and wanted to go back to the original plans. So we basically remodeled her bathroom.
I always told people to make changes if they wanted to, otherwise they might always think about what they would have liked better.
But, she was a nice lady, and every woman I worked with was decent. I've heard it expressed as a bird building it's nest, and most men just want to know "how much will it cost to heat?"
As long as they paying for the change orders, it's all good. :)
 
I tell my wife this all the time. When women start wanting to "do something" they will:
1. Want to paint first
2. After painting, they want to hang sheetrock
3. After hanging sheetrock, they will want to install a receptacle
4. After getting all the receptacles located, they will want to move a wall.

I feel like this is clear enough that she could modify her behavior, but it seems not.

I don't think it's a girl thing that she doesn't have any vision. I think it's just a her thing. I told her to pick a picture out of a magazine and say "make it look just like this" and then that'll be good. But anyway, she doesn't have any vision nor any magazines. I've given up trying to warn her about particularly stupid decisions. I never said anything about the mildly stupid ones.

As long as they paying for the change orders, it's all good. :)

All of my contracts were cost plus based on my estimate. I would give them an estimate on about 80 items, and explain that I knew what the cost should be, and I would be within 1-2%. I would get cost from the carpenter and if there were unusal items from some other subs.
I would show them the last home I had built, and tell them that I would build their home to a similar quality.
I made sure to explain that the $8000 I had in the estimate for light fixtures could be $50,000 if the homeowner went crazy.
Change orders: I explained that there would be extra cost from the subs, but I never charged any additional amount for myself.
The homeowner would write checks directly to the material suppliers. They got the discounts.

Other than the one lady I mentioned earlier I never had a problem with people making too many changes.

Also, I last built a home for someone else in 2007. I have built 6 homes for my wfe and I. I suspect things have changed.

Some people cannot read blueprints at all.
Yes, it would be helpful if you could hang the sheetrock first. :)

I’ve designed all our remodels. Sat on them for 6-8 months, walking around the finished products in my head. Showed the plans to the carpenter/ builder and got his opinion, made any adjustments, and gave in to him. We never had any change orders other than for unpleasant surprises that came up with remodeling.

I love rescuing old houses lol

- I should have mentioned that my husband is a wonderful, wonderful guy.

You made good money off them. And had you not been remodeling the build as you went, you would have been building for someone else. Money is money. Prob took a bit for the market value to re-coup itself but I'm sure they ventually made good on the extra expenses.

With tile I always made sure to tell them to be certain what they want and how they want it to look. If they changed their mind after I'm done, the sheetrock will come out with it and they start over from the studs. Could demo a slab floor fairly well, but a mud base or durok base was coming up with the tile. I helped my brother on my off time, and also did some of my own jobs, but always held a full-time job.

I've never remodeled a house. You must have a lot of patience.
My wife has been very easy to build with. We tend to like the same things though.
We are in our 13th home now, and we say the next move will be to either the nursing home or the funeral home.

I never had anyone question the extra amount for changes, but I only charged for the labor and materials. and any additional Workmans comp or othr insurance. I developed the neighborhoods and sold lots to make a living, and would only build 1 or 2 homes at a time.
