Sorry to hear about that McD...flashing, flashing, flashing. Should have "peel and stick " behind the deck band, then at least a 4"x2" aluminum or galv. Steel "kick out" flashing to get water away from the house..which goes on top of the deck band but beneath decking boards...the top of which is "shingled" behind your house wrap. Then housewrap is taped to the metal flashing that it overlaps. Redundancy is the keyword with water penetration defense.

I'm sure you've seen Part 2 where we discovered no house wrap. no tape at the windows, either. there was also no water mitigation measures at the deck band.

Sounds like maybe when somebody was building on that house at the time they were smoking too much of that wacky tobaccy to forget adding some important stuff while doing the job. Not judging anyone here.

I have said it before contractors are either your best friend or your worst.

I live in a spec house and other than the shoddy construction and cheap appliances it's been great.
We bought before the appliances had been selected, so we don't have that problem. Also, the builder put no cabinets in the laundry room. We had that done later for about $4,000. No landscaping at all. We did that ourselves for another $4-5,000. Added plantation shutters for another few thousand, etc. This house has few windows and a 2 car garage that if you could get 2 cars in it, you would have to climb out through the windows on the side of the car nearest the middle of the garage. You couldn't open the door far enough to get out.
 
Whatever you do. Do NOT peel back the facade and look at things out of sight.
I've lived over 10 years and have found plenty of things wrong and had them corrected. I know what you mean though, I have a covered porch in the back and converted it to a screened in porch and when they were pulling the trim back found that part of the framing for the trim work was made out of old concrete form 2x4's.

I was thinking about adopting a dog or cat. Gets kinda lonesome being here at the warehouse all the time. But I don’t think my wife would approve of adopt-a-ho. I guess VN will have to suffice for now.
