The reprieve means you owe thre full 3mos payments. Not like they're adding it to the end of your mortgage

For better or worse, we will see if states start to blow past their hospital capacities very soon. If these projections prove to be incorrect, or accurate, then we will see that and states can adjust their courses accordingly. tennesseeprojections.JPG

That’s exactly what I posted a couple weeks ago. It literally makes zero sense unless there’s something we aren’t being told. I don’t think that’s the case but it’s one or the other.

Should the tenants not paying rent expect the landlord to provide maintenance and repairs?

None of my wife's properties have received relief from their lenders yet, theses are 400+ unit apartment complexes with huge mortgage payments. This being the 1st of the month will tell the tale on rent collections.

The question I have is over how long? Will this thing kill 200K in the U.S....maybe. But is it that big of a deal if it happens over the next few years? Again, I don't want anybody to die, but if this is going to kill people, spreading it out is the best option.

So I agree - where are they getting this 200K dead, and over how long of a timeline is it covering?

I am in this boat. I have rental. I have a commercial loan which is backed by the 5 properties. My bank is allowing me to move to interest only payments for up to 3 months. If this goes beyond, I do not know what we or my tenants will do. Thankfully not all of them are out of work due to this thing.

Right around then is when it should have become apparent based on news reports that it needed to be taken much more seriously. If a particular government official -- a mayor, Trump, a Senator, what have you -- was briefed before then and ignored the advice, then I would agree with you and say that as of when they learned of it they should have shifted gears immediately.

Wife says that over half the residents at one of her Memphis properties work for FedEx so she damn well expects them to pay their rent.

How about Nancy Pelosi standing in Chinatown about 10 days earlier encouraging people to visit? I don't blame any of them. Everybody is constantly evolving on this as the information changes.

My boat is that my lease is up in May. I applied to a place back in early March. Still havent heard from them and cant get in contact. If they are shut down, and I think my current office is too, how am I supposed to transition?

1) We are much earlier in our progression than Italy, where there are 13,000 deaths but they have 80,500 cases that are still active. So Italy is still early in this too.

2) We lost 912 yesterday, but will likely peak out around 2,500 daily in a few weeks. 100,000 possible by end of summer assuming no effective treatment or vaccine, which are very possible.

3) Still, it will only get to 200,000 if we really spike the curve in a lot of places and that blows out ICU and hospital bed capacity.

USDA along with Grocery stores, seems like a good start. Is it going to be Trump's fault? Geez, you already that sure he's gonna fail?

As I say:

* By around March 10 or so the news itself should have prevented public officials from promoting travel and tourism, close contact, etc. At a bare minimum by then they should have at least been cautioning against it, or telloing people to slow down and think it through.

* If any public official -- of either party and at any level -- made such comments or encouraged people to be out and about AFTER they were briefed on it -- then they should be held to account.
