Conley ain’t a Leonard and that’s an expensive long term rental.

Only two years. That's when Mitchell's rookie deal is up. Utah isn't getting a player like Leonard, the very reason why the Grizzlies signed him that deal. Small markets have to pay a premium.
 
I’m fully aware. In cases where PMI is not required, somebody else is picking up the tab for the risk, generally the government...taxpayers are subsidizing the risk. PMI is the compromise that makes it viable for the bank to loan to someone they wouldn’t otherwise loan to. They aren’t in the business to lose money, nor should they be.

Then write better loans, create better relationships, etc. They write garbage loans, pass them down the line to some faceless servicer that has no relationship with the person, then turn around and charge PMI because they took on too much risk before and now. They charge 90% and 100% loans higher interest rates...that is the risk vs reward. Then they want that person to insure their own loan as well...wow. Then why don't they give them a better rate, same as the 80% ltv folks? That's crap iyam.

Anything more than the rest of the season or at most one entire season doesn’t qualify as “rental”. You’re paying out like you’re getting a Leonard level player. Who else was willing to dish out ANYTHING for him? That overused axiom “bidding against themselves” is coming into play, here.

I was generally throwing out "rental" for west teams because of GS's situation. Not necessarily Conley. But, the point is that teams are getting a little more aggressive because of the injuries in the west.

I can't help you with who all had interest in Conley. Because there is still 2 years left on his contract, the Grizzlies showed that they were willing to hold on to him for a little while until the right deal was offered. Conley has similar career numbers to Kyle Lowery.

They use q lot guys that are DEs as LBs for some reason like #90 kaufusi has lime 15 snaps at MLB for some reason and he is bigger than Gronk. Then takitaki who is a LB has covered slow WRs from a cb position a lot as well.

Really weird.

Can you expound? They are basically the same as for other loans, though the schedule is predetermined, it's pragmatically the same as for any type of loan. Interest based on current principal remaining and interest rate.

I know what it's based on. The schedule is designed to minimize the risk for the lender. Essentially, early in the schedule, you pay a higher percentage of the interest that will be owed over the term of the agreement. Therefore, you derive very low equity in the early part of the term.

So they barely bluffed since they already leaked they’re picking Morant. If you’re a Grizzlies fan there’s everything to love about this. If you root for the Jazz, you have to be thinking the Mormon equivalent of “WTF?”
 
So yeah overall I understand both sides of the PMI and a ton of people chose to be dismissive of it, to me though it's not much different than buying a brand new car and having to carry full coverage instead of liability. The lender wants some sort of insurance the item of value you're borrowing for can be paid for in the event of something unforeseen.

The equivalent of forced full auto coverage is....forced full home coverage. Imagine if the auto lender also made you pay to insure your loan against your own default, on top of already charging you a higher rate.

It also has the feel of moral hazard. The loan is insured and they're not the ones paying for it, screw it sell the family making 50k that they can afford a 400k home at 100%. No risk. Originators don't hold it, servicer has minimal risk or push it on downstream to be securitized, which themselves were reinsured. Nobody had skin in the game.

Speaking of Grizzlies. Just read that since the deal won’t complete until July 7th that the 23rd pick will be made by the Jazz. Guess Memphis let’s them know who to pick in that spot.
 
Watching the MSU-Vandy baseball game, and Rocker’s son is pitching. They keep showing Tracy Rocker in the stands, talk about him repeatedly, mentioned he was on a recruiting trip when his son threw a shutout, but it’s like they’ve been told to not say he’s a coach at Tennessee.
