I've been using those "bike trails" for trail running. Mostly the Backyard trails, Marian Deihl and the White Water Center.

Haven't been to those yet. I hit up Colonel Francis Beatty and Sherman's Branch when I go riding. Gonna try and hit up the Ballantyne District Park trail this weekend. Need my back to get in order enough first. I've heard great great things about the WWC and its trails.

Backyard Trails are technical but unbelievably gorgeous for the area. WWC is a lot of fun but the trails get narrow too much and can get "crowded" in hurry during peak times or events. Still recommend both. I'm actually running the Backyard trail technical loop after work.
 
Basically we how we feel. We met in Nashville and lived there for 6 years or so (I was in Middle TN for a decade). LOVE that city but it's too expensive. Chattanooga is probably our ultimate landing spot. Growing city that isn't absurdly priced yet and close to my family.
Mom had to move to Crossville because the property values exploded in Chattanooga. Made out great. The Scenic City is Nashville lite currently.

Yeah I've looked at that trail before, but I fear it would be too technical for me right now. That is my aim this spring/summer/fall is to increase my technical level so that I can begin doing more tough trails.

Chatt isn't that bad outside of the Southside and North Shore areas. There are still a lot of areas fairly close to downtown with huge growth potential. Not so in Nashville. Already saturated. Buddy of mine has been priced out all the way to Madison to buy a house.
 
Id be good with this. Mariota is mediocre at best and Lock has insane upside. Let him sit a year or so ala Mahomes behind Alex Smith

Titans sub on reddit is beyond retarded. They would rather the team go 0-16 and continue pointlessly putting pieces around average as hell, injury-prone Mariota than move on to a better QB.

There’s not exactly that large an area to delineate. Grew up in Red Bank and that prolly still doesn’t have a HOA...but her house sold in a millisecond for a LOT. North Shore used to be called North Chattanooga and you’d go there if you were doing research on getting mugged. Lot of cool restaurants there now and property values are out the roof! Not sure what qualifies as “bad” for you.

I'm aware of Chatt's history. I'm from the area. It's not an expensive city by any stretch of the imagination (unless your point of comparison is Crossville). More expensive than it was, sure, but it still has huge growth potential. Market isn't saturated yet but will start getting there in the next 10-15 years as people look for other Southern cities to move to.

After you attempted to educate me on the area that has the hospital (Erlanger) listed on my birth certificate, I restated that CURRENTLY properties are being snapped up and turned into yuppie domiciles at a rapid rate. That unique city owned high speed internet running on electrical lines is a draw also. You don’t have 10 years to beat the rush. Crossville has surrounding rural land but it’s not rural by the standard definition either.
