Close to selling my house. Been back and forth with the buyers on offers. Buyers are coming for a final look to see if they want to accept our final offer.
 
What do you mean exactly? This our first time going through the process.
I assume it’s listed and you’ve countered their offer? Buyers are coming back for a final look more and more because they have all the leverage right now.

Real estate agent of ten years here so more of a curiosity thing

We listed pretty aggressive at 430k. Didn't figure we would get a full price offer, but similar houses in our area have gone for around that over the last 6 months.

Buyers first offer was 390k. Agressively low, but we knew there would likely be some negotiation given where we listed. We countered with 420k. They came up to 405k. Our final counter last night was 417k. We feel like that is a strong counter and in line the average price of similar houses in the area. At this point, we've come down 13k from our listing price.

When we put it on the market, my wife and I agreed that 405k was the lowest we were willing to accept. So they've reached that point.

When I bought mine I walked thru and offered the same night. My real estate agent was like Im not suppoused to tell you this, but there have already been several offers. So we offered just below asking and they accepted. Nothing back and forth.

Your real estate agent was silly. That’s an important detail that should always be conveyed to clients

Good luck man! Listings are either going under contract immediately or sitting for a month right now. Not much in between.

Intresting. My agent was a JR. Broker in the agency for the seller who was his boss, idk if that makes a difference.

Also a funny not when I was walking through the house the sellers had this cool looking ceramic decoration by the front door, I just casually mentioned it not thinking anything of it, and my agent actually put it in the contract. When we met to do the exchange the sellers were kinda mad they were like you really asked for that.
So just a note hide anything you dont want to potentially lose.

My brother, 390 on a 430 is not aggressively low ha
 
Good luck man! Listings are either going under contract immediately or sitting for a month right now. Not much in between.
It hasn't been on the market long. This is our first offer. We're ok if they don't accept it. But it would suck being so close to see it fall through.
 
There is another house in our neighborhood that just sold for 449k about 4 weeks ago. Almost exactly the same size and age as as ours. The main difference is that they had an extra .5 acre lot behind their house, but it's not cleared.
