We should have refinanced 3 years ago. But our house payment was only $815. We didn't think it would affect our payment very much to warrant the extra closing cost since we were also thinking we would only be in our home another couple of years max.

Flash forward 3 years and housing prices have basically doubled, interest rates have tripled, and we can't afford to move. Even with the equity we have in our home, if we moved our house payment would more than double.

I bought into 2019..... I could easily profit 50k on my house right now. Problem is I couldn't afford a down payment on anything new.
