I buy wholesale/distressed property. My max offers are based on a common formula. 70% ARV - rehab costs = max offer. Doing work yourself is not good business practice. You need to be spending your time looking for the next deal instead of laying hardwood.

Jmo but the way to go if possible is to buy, rent for 1-2 years, then rehab and sell

If you listen to the entire interview and not a two minute snippet he says would they hire freeze a guy with a past even though he has paid for that past and then he said I’ll tell you what I would do my first call would be to Doug Marrone

In the VQ podcast AP seems to think we won't know anything for the next few days because you have to let the investigation finish up.

Really hard to put into words how downright dumb our athletic department is when it comes to the sport of football.
I think they're being careful to make sure they don't find themselves in the middle of a law suit

Nah, small town operation. They've sold at break even/loss on a few cause they didn't pass on the market inflation to the buyers. Good people doing honest work, hopefully things settle though.
