Jokes aside I still think if you could get 3 "investors" with shared equity you could make buying a low cost rental in 10 years affordable. Do that 3 times in 30 years and you each have either a one time or monthly revenue stream at retirement. Costs per month per investor should not exceed $300 done properly and in the worst case of the rental vacant.

This actually seems pretty smart.
 
The guy who owns my house right now buys nothing but foreclosures. Remodels them to keep repair costs down for the long haul. Brand new roof went on before I leased. He hasn't had to repair a thing in the 2 years I've been here. He also owns about 40 houses.

40 houses would take some doing. I wish I had the guts to go after something like that. Hopefully I'll have enough just slogging it out the old fashioned way.
 
My brother and I "own" the house we grew up in. 4 br house. It makes about $350-400/month. We use Caldwell banker. We don't see the money but it does make money
