I can tell you that real estate is far from collapsing in Montgomery and Floyd Counties.

Roanoke County and City are at a standstill. Prices are still high. Inventory is not turning.

EDIT: and lots of the new construction projects (townhouses, etc.) are only going to about half of the original plan.

Botetourt Co. is still doing OK, but nowhere close to even a few months ago.

Well, I thought the country was screwed long ago i.e. not salvageable. I guess inside I was hoping maybe (just maybe) the Orange man would save us from the reset. Its doing fine in NOVA. Prices drop a little bit but nothing stays on the market long generally. I just dropped a f##kton on a new home.
