I’m salty about the already obvious and concerted attacks based on democrat candidate race and gender as
I believe those issues have no bearing on the policy issues that actually separate political leanings.

I agree with Zepp he could help in the Midwest, but not likely to move the South. Another issue is this current era of 'gay = pedophile' among a portion of our more naive electorate. We'll move past it, but today it persists and could hurt.

fortunately I don't know anyone that fits that description of the electorate - not doubting they exist but can't imagine it's a significant portion.

in the bigger picture it's unfortunate that everything has to be so calculated to win this group or not offend that group - a decent candidate should easily defeat a crappy one but we just get crappy ones that scheme for the scraps

I have only seen stuff about this on social media, youtube and twitter. Note that nowhere in my post did I say that I knew or even believed it to be true...nor did I attempt to pass it off as a fact. Being a prolific VN troll, I am sure you understand the difference. The most important sentence of the 3 or 4 in my brief post was the last. I believe absolutely nothing the Dimwits have to say, ever...and absolutely nothing is below them. They have proven this repeatedly. I find it absolutely hilarious that the MSM and 90% of the left now acts like " OH SHEIT! Joe has lost his mind this week." As if literally anyone whose eyes and ears actually function hasnt known since at least 2020 that Sloppy Joe has absolutely no idea where he is, what he is saying or doing etc. He should have spent the last 4 years either at home eating icecream or in a home with constant supervision...we have no idea who the Hell has actually been running this country for the last 4 years. If you are foolish enough to believe anything AT ALL from the Dimwit wing of the Uniparty after this 4 year " Weekend at Bernies" experiment then I can assure you which one of us lacks discernment.

We need more posters telling these fools that I am the voice of reason and they are lucky I post in this cesspool. They don't appreciate me nearly as much as they should.

To be serious, I post in here because I like the people...even the ones I disagree with, politically. Most of them can/will argue over the smallest of minutia in one thread and also support, encourage, help in another. There are some really intelligent people with interesting ideas and backgrounds here as well. I've developed a closeness with them and consider them good friends.

I really enjoy learning how other's think and understanding how they arrive at their thinking. The bigger the topic, the more it draws me in. Sometimes that understanding comes by simple explanation. Sometimes it comes from comparison, contrast, and testing for consistency of conclusions...those can get heated because people feel challenged. I don't always agree with them but I can always appreciate their process.

There's a lot of opportunity for my warped humor in here. Humor can be directly proportional to anger, fear, irritation...and we discuss a lot of topics which invoke those emotions. Those cause people to unintentionally post things that are easy for puns and absurdity. The mods don't appreciate the thread derailment but I'm grateful they tolerate me and allow latitude.

In short, I suppose this cesspool and the cess that swim here scratch all the right itches for me.

My second house was $187K at 9% on $75K/year in the early 90s. I don't remember the payments. There are some things you have to do without, but if you want it, you can make it work.

Cocktail napkin math follows:

$400K would be $2600/month at 7.25%. If you factor inflation in (at 3%) that $400K house was about $150K in 1991.
looking back that LT pay in the 80s was about 48k (4k a month) a year, in the 80s. in the 2010s my starting salary was maybe 2/3 that, and thats in a professional field. so you made more than I did, and had MUCH cheaper cost of living. hardly a comparison to what is going on today. there are also a lot more you have to have now that you didn't have back then, internet for one, and similar insurance requirements as a second.

2.6k a month is 31,200 a year. my entire yearly salary when I started was less than that. heck almost 12 years later and that 31k is pretty close to 50% of my take home pay. and considering rent costs are near that in even small(er) towns like Knoxville it takes years longer to save up now than it did back then.

licensed architects with 5-10 years of experience, sure. I can get a job anywhere I want NOW, and be comfortably middle class on my own. You don't start out licensed or with 5-10 years of experience. plenty of the typical corporate BS of firms wanting someone in a starting job with 2-5 years of experience, and knocking back pay if you don't meet that BS requirement. like any job, you have 2-5 years of experience you SHOULD be beyond any starting position, but that is the expectations to get your foot in the door.

especially when I graduated in 2012, we hadn't fully climbed out of the 2008 collapse. as far as I know UT still has a required class to get your degree in architecture that goes over all the other things you can do with your degree, besides being an architect. I would say maybe 1/2 of my graduating class are still "architects", and not because of choice or an initially better offer in an adjacent field, but simply because they couldn't get started/established.

fwiw, we are in the middle of a hiring freeze for low level people at one of the largest firms in Atlanta/the south. not looking for my level or higher either, but we aren't replacing the low level people who are leaving. its about to get rough again for the graduates.

Don't know much about Vance. But if DeSantis ran the country the way he does Florida I would say it is a mixed bag at best. Some good but some awfully bad as well.
The thing I like about DeSantis is that he actually does what he says he will do. Most Republicans are big on the promises but come up short on the actions
 
400k in Nashville metro gets u about 1600 sq ft and built 50 years ago. You can’t get into a normal home here for less than 600k and that is cookie cutter neighborhood.

And while inflation on homes have went up pay really hasn’t other than low income. Medium income is like 80k now and I think it was like 67 in the 90s.
It's interesting that I hear a lot of how us "boomers" want to go back to the 1950s (the 70s would be my preference, but...).

Moral of the story is that some things (ESPECIALLY music) were far far better back then.

OK. When I bought my house in Utah (1991) There were 8 houses on the market in the town where we were looking. Most were in neighborhoods that didn't interest us. The only houses in Park City that interested us were over $1 million, and I couldn't afford that. Then the olympics came and the market got flooded. I sold it 8 years later for $200. The house in Maryland wasn't that expensive. $120K? Plus I had a no money down VA loan. It was the interest rate that was the killer.

To be honest, mortgage interest deduction (a major selling point of home ownership) is one of the biggest scams going. "Owning" a home ain't a great investment unless you pay it off. The Gen Zers are probably being done a favor.

I don't think Musk needs the government pushing EVs as much as every other maker does. He literally started the industry at any scale, long before the government was mandating anything. Yes it would hurt him, but his competition would be torpedoed hard. which helps him.

spaceX is where Musk can look at making absolutely stupid money. as the sole reliable large volume orbit capable business in the US, he controls the key to space. I think he sees asteroid mining, and other similar ventures, as viable in the near future for more expansion in that market.

Tesla profit was 1.5 billion last fiscal year, SpaceX was 3 billion.
