Affordability discussion (split from Iran thread)

Entire conversation reminds me of my nephew. Owns nothing but a crappy car. Does minimal work changing tires because they don’t drug test. Doesn’t work nights, weekends, overtime etc, and then tries telling me “you just can’t get ahead”.

I’ve even offered to pay for him to get his CDL. He declined and never gave a reason (you can’t smoke pot and you can’t drive like a DA in your crappy 90s Honda are my assumptions as to why).

So he could be making 80-100k a year. Instead he (by choice) makes probably 30-40 and then has the balls to proclaim the problem is “the system”
 
The $1M homes haven't gone up by the same percentage, it's like there's been a $200K value added to every home.
That is categorically untrue in west knoxville. Our prior neighborhood is one of the most expensive in Farragut, and homes that were $1-1.5M 8-10 years ago are 2.5M+, now.

So real talk. The wife wants to move to Knoxville when we retire. Can we find affordable homes with 3br in nice neighborhood or is that a pipe dream

Do you have any idea what area you might be interested in? You will pay a premium for districts with nicer houses, desirable schools, restaurants, and parks (Sequoyah, Bearden, Farragut, with West Hills and Harden Valley just behind). Any idea what price range and what type of neighborhood/amenities you would be looking for?

no. I haven't lived in Knoxville since 2002 so I don't remember much about the neighborhoods. Don't care about schools. Just access to amenities and parks. Honestly have no idea on the price range. By the time I retire my current home will be fully paid so there are multiple factors.

I grew up in, and now reside in Farragut, so I know the most about this area. Saddlebrook is throwing up new homes at breakneck speed in the $800k plus range. Fox Den renovations start around $1M+. The only house for sale in the hood I grew up in sold for 290 in 2019 and is now listed for 600, and it's not very nice, at all. People are paying for the school zone, proximity to shopping/ dining, parks, golf, lake, etc. and being a little outside the congestion of the downtown area.

Obviously, there are less expensive areas, just depends on what you are looking for.
 
You've nailed the problem. A builder/developer today has little to no incentive to build a no frills small "starter" home because for just a little more cost he can add a lot of size and features. In Knox county the shortage is of buildable lots (don't get me started on zoning and regulations) so a builder is going to maximize his profits by building the biggest thing the lot can support, and that's not going to be a starter home. Lack of starter homes then drive up the price of the few that are on the market hence you're paying $300K for a home that 10 years ago probably could have been purchased for less than $100K.
It's the entry point that's been going up exponentially. The $1M homes haven't gone up by the same percentage, it's like there's been a $200K value added to every home.

100% spot on. This is very accurate in my experience.

I am not that conservative about money, my new BIL wants a million dollar in "liquid" assets before he has kids. My dad was 35 when I was born, 41 when the youngest was born. I am not going to be far behind him.

Glad to hear this. Nothing wrong with being wise and conservative by waiting bud. Yall should definitely drop a calf sometime though if you want a kid. I think you will be a good Dad too. He/she can nerd out with you about Civil War and other stuff you like. Mine nerd out with me and its priceless. Priceless. My daughter is my best friend.
 
If I don't have my mind, hopefully no one. Its an ongoing discussion I am having with my wife, if I lose my mind dementia/senile/Alzheimer's whatever, I don't want anyone spending another dime on me. I am not there any more, I will consider it a kindness to let me die rather than be trapped in that hell. told the wife if I notice the slips, not a given, the last real conscious decision I will make is to wonder off into a real wilderness. pour a beer out for me, and move on.
Same. One of my worst nightmares is to be a quadriplegic or mentally gone and be a burden to those I love most. Much rather be dead.
 
I wish. Just some old school M80s I got my hands on. He thinks they are the coolest things ever.

Because they ARE! Are they the REAL old M80s with waterproof wicks etc? Or the weaker crappy ones from maybe late 90s on? Those really old ones were like tiny sticks of dynamite. I have seen a big frog/toad explode after having one shoved down his dead throat. Redneck kids fun late 80s

Yep, they're the real deal. Got probably 20 to life (maybe less being a first time offender) worth of them and didn't pay a dime.

I think I would handle being a quadriplegic a little better, would still majorly suck. and at least I could be the family pet. not good for much, spends most of my time napping and sun bathing, yelling at neighborhood kids and delivery drivers who get to close to the house, that sort of thing. I think as long as I remember who I am, and who others are and can relatively keep up with changes I would be "ok".

plus by that point they will have robots I can hook my torso up to and get along that way.

Without exaggeration, for more than 10years straight I worked a full time job in construction as a foreman and then Super, and kept side work nights at least 3weeks out of every4. Worked til 10pm every night except Wed and all day Saturdays. Saw my kids (awake) on Wed night at church and on Sundays for church services/home and that was about it. Kept my wife at home with both kids until they started kindergarten. Making about $100k a year and supporting a family of 4 while tithing 10-15% of everything I made. We bought our 1st house, a 3br 1 bath, 2story millhouse 1450sf for $70,000. I had to work on it for almost 6months before we could move in. I had to work on it for a couple months as a side job BEFORE we could get approved for the mortgage. Made a $2000 deposit to previous owner and he agreed to take down the listing and hold it for us until I could get it to pass the banks inspection. To this day neither my wife nor I have ever owned a brand new car/truck. Managed to keep her home with both until school though, and put both thru Christian school. We weren't poor, but definitely lower middle class. We started with nothing. At all.

Did I miss a lot of things when my kids were small? Yes. Do I regret it? Not really. I was still able to coach ball teams for part of my son's youth and all of my daughters after she started school. I gave them all that I could time wise and still pay the bills. I understood early on that my primary role on this Earth was to provide and protect, and to worship. I was very fortunate to start making more money and when my wife was able to go back to work, then I was around evenings and weekends, no need for constant side work. It was great. My primary job was to make sure they always had food and shelter, mom and church, decent clothes etc so nobody ever made fun of them at school. My kids always had all those things even though we started out nearly penniless. Mostly because of God no doubt...but also because I was willing and able to work 60hrs plus a week and never turn down side work. I was scared to death to ever turn down a side job, that God would find me lazy and not bless and protect us the way He did. He was much better to me than I ever deserved. I am thankful that He strengthened my body and resolve to do what had to be done. I agree with you about people who want everything but aren't willing to endure the pain, work, and sacrifice to have those things. We are promised nothing.

Edit: I remember being really impressed with your hustle back in the day. Were teaching in NC and had food carts too and another side hustle IIRC? You were always grinding man. Respect.

its not a bad life he lives. There is a reason we stayed together for so long, and it was more than his rippling man bod.

besides what man doesn't enjoy sitting in one spot thinking about nothing and letting his brain de-fragment for a while. My wife is still getting used to the concept that I can be thinking about literally nothing.

A redneck family that lived up the road from my grandparents in the woods had a buttload of them in the 80s and one of their kids exploded their trailer and what was left burned to the ground. The real old ones really are explosives. Pretty sure they're made with black powder same as shotgun shells etc. You are gonna be the coolest grandpa/Pappaw ever.
