I’m thinking of investing in a summer home.

Anyone own or have experienced living on a houseboat or floating house?

If so what are some of the pros and cons?

I dont think I'd use the word investing here since they go down in value....

If you like that lifestyle, then, sure its your money. But I wouldnt think of it as an investment compared to a lake house, etc..

I’m investing in myself.

I’m buying used.

I’m thinking more of a floating house because I have already invested in a pontoon boat several years ago.

I would prefer something in Andersonville.

Do you have any pros and cons?

Could I claim home office if I did some work from boat?

We've rented both. Floating house on Lake Norris and houseboats on Norris and Dale Hollow. I couldn't see living full time in a floating house because the only access is by boat. I could see living in a houseboat with a slip at a marina. Even part time living I think a houseboat would be a better option since you can move those around.

If I understand correctly, TVA is cracking down on floating house permits, and I think they are working towards phasing out some of the existing communities. I'm sure somebody around here knows more...

Last I heard they grandfathered everything in. No new permits.

Buncha quasi govt busy bodies. Just can’t stand to see people having fun!

That's not really the motivation. You have tons of these these things poorly constructed, almost sinking. Owners just neglect/abandon them for someone else to clean up. You have the infrastructure - power, water, and sewer that has to be dealt with. Some just flush straight into the water.

Oh, I know. That was more or less tic. I’ve seen those houseboats you speak of that just made me shake my head. We had a guy run his aground in shallow water close to my marina and just left it to rot. Either TVA or a other govt agency found out who it was and took legal action. He either had to pay to get it removed or they did it and then went after him for repayment plus other penalties.

Had a small lake house on Watts Bar. Also had a 26' cabin cruiser and a dock to keep it in.
Old saying: Two happiest days of life. The day you buy your boat and the day you sell it. True in our case.
We found that we preferred to stay at the house, and enjoy the soothing view of the water from the back porch which went all the way across the house.

Lost money when we sold the boat. Made $300k when we sold the house.
