It’s delusional to believe that simply because you provide fair value, that you won’t find tenants of yours who will have negative things to say about you. That seems to be your claim right now.

I suppose I might not have articulated well enough. I only have a handful of tenants. Even if I doubled it or tripled it, the fair market would hold firm. I have houses ranging from 1200 to 1800 sq ft. Keeping rent under $1000 is huge.

I have good and bad of every ethnicity, gender, and property type. Most of that came when I was new to the business. Now, I have really good tenants at fair market +. There is mutual respect. I treat them fairly and they reciprocate.
last month I inked an agreement to turn it over to a property mngmnt company. I've contracted for tenant placement before but this time it's comprehensive.
I cannot expand as quickly as I want by doing it all myself. Hope it is a tremendous help. 🤞
