It's not bad at all. I prefer to get there way early so I can park where I'm not in the interior, meaning, I'm on the wall and can look outside. It's not a "festive" as the lots closer to the stadium where the Vol Walk goes by and there's more corporate/pro tailgates with elaborate setups, IMO, but still great spot for you to enjoy a few pre-game brews and burgers. Walk isn't bad at all. Just keep in mind that after the game they may force you to only turn in one direction depending on the traffic plan for that day.
