From what I understand it has to do with their genetics and the soil they are grown it.

Well you can take a 5 star jap and have a bad farmer and it only delivers at a 3 star level. When this happens, you can't compete against the farmer with the 4* japs that taste like 5. So the best thing is to fire the farmer and hire Gruden.
