I hate to say it, but if any younger person/couple was able to buy a house before 2018-2020, then most have been able to generate wealth. The housing market has increased so much in many places that it’s really benefited home owners.
If we didn't need to move from our current home and instead just got a massive raise/new job where I'm at we'd be high on the hog.

If we hadn't moved from the home we bought in 2018 and made what we make now we'd be pretty dang comfortable.

But those were required moves, and there are no jobs in my field at our current location. And we've got a kid on the way because we started planning for it back when I earned my USDA job.

Rent is more expensive than a mortgage because businesses are buying up affordable homes and renting them for more than the mortgage. Driving up the price of homes and the price of rent.

We have 0 car payments because we bought cash when we had the money and I have a cheap pushmower. We have been frugal our entire marriage. Very little debt. We both have STEM graduate and undergraduate degrees.

The salaries for jobs in our fields haven't kept up with cost of living.
I'm about to push mow my yard!

But at least when you rent you just pay for the rent and don't have to worry about repairs and the other taxes that come with having a home.
 
If I had gotten a home I would have completely screwed myself and I'd probably be filing bankruptcy, or I would be working 247, miserable, hating my life trying to afford it.

Instead, I've rented places I can afford and put myself in a comfortable spot financially where one day I can work up to buying a home.
Yeah but that's the thing. Home prices, rent, and cost of living have all accelerated faster than most people's ability to accrue funds to buy. The market is exceeding financial gains, and slowing down gains due to increased costs.

A ton of people never had a window to buy early, we got lucky, and it may be a decade or more before the window opens. It also sounds like you've been lucky to have affordable rent.

It's legitimately a $1,000-$1,500 monthly difference for even a basic starter home.

In Chattanooga, a 3/2 house that cost $225k in 2019 is now $400k. $225k at 3% for 30 years is $1,000/month. $400k at 7% for 30 years is $2,500. And it takes forever to have any equity built up.

Yes, but you don't build equity and the taxes roll into your home insurance payments (if you have renters insurance you're likely already paying a monthly insurance bill) and if you're wise you build a small emergency fund for home repairs that don't need insurance claims. Set aside a little for periodic improvements too.

That's BS. Are Californians moving to Tennessee? Absolutely. They're moving everywhere. However, Tennessee isn't is the Top 7 states for inbound Californians.

Abortion rates have dropped significantly over the decades. The 2022 reported figures were the lowest since 1973. Steady decline, similar to pregnancy rates.

The attribution is partly decreased to lower sexual activity rates (just a bit) but mostly to contraception usage. Some questions/uneven research results on condom usage, but IUD usage has been a big mover.

Benefits of rising home values isn't what it appears for most. Now...if you're just about to retire and sell off then it's perfect.

100% depends on your circumstance.

But if you're younger and looking to stay within the same area, it's no bueno unless you're just needing a home equity loan. Otherwise all rising property values means is higher taxes, no benefit. Clearly if you just happen to be in an outlier in your area and you can buy cheaper, then you're at advantage. But given rising home prices are everywhere, it tends to be a wash for most.

Well it is a long drive and you refuse to meet halfway at the Cookeville WH. I can't drive to Papermill to whoop you everytime you need a whoopin. Did you hit your head and forget what happened last time?
