Need Help for move to Knoxville

Ok guys and gals, I am moving in the next two weeks. I want to buy a house before July ends and I need a safe neighborhood for my family to live in. I don't have millions of dollars but I am middle of the road middle class; looking for something from 80000-120000. I'm mainly trying to find something close to the heart of the city but safe for my little girl. Any help would be greatly appreciated.

I think your budget may be a little low for a nice neighborhood. I'm not sure you want to be close to downtown either.

I definitely wouldn't focus on trying to live close to downtown. Knoxville is a very spread out city in terms of dining, shopping, etc. Crime trends higher as you get closer to downtown.

Karns, Hardin Valley, Ball Camp, Cedar Bluff

Hardin Valley is really growing and is a nice area, but is a 20-30 minute drive downtown in light traffic on i40. I live in the Farragut/Concord area which is also west but you can find houses in all price ranges, new expensive developments to reasonably priced older houses. I don't know how old your young 'un is, but my kids have had good schools going to AL Lotts elementary, West Valley middle, and Bearden high.

I would avoid downtown and the north and east areas. Fountain City is older but I haven't heard much positive about their schools. Don't look in the Broadway area.

Good luck, there are lots of nice places around here!

Fountain city is fine, especially if you go to the North East of it.

Don't foget to check out The Smokey Mountain Trader and The Thifty Nickel. Lots of private sellers in those publications. Known for finding a deal on occasion.

Topside Rd. Louisville area. Homes are inexpensive. Convenient to Alcoa Hwy and Pellissippi Pkwy. It's convenient for both downtown and west Knoxville.

Heh, that's where I grew up (mimosa estates)... Nice quiet subdivisions there. Alcoa Highway can be a pain to drive, but it's much better than it used to be. Just pretend you are in a NaSCAR race and you'll do fine ;-).

If you haven't already downloaded the Zillow app you need to. You can filter a map by for sale, area, price range, etc. That's how we found our house.

North and East of Knoxville are fine, depending on how close to downtown you want to be. Corryton is a fine area to live although I would avoid it just because of Holston middle; you will be about 15-20 mins from downtown from here.

Halls is also a nice area with decently priced homes.

Anything out west you are going to pay extra for. You are looking at about a 20k difference in pricing for the same size home. Karns and Ball camp areas will be your lower end. Cedar bluff is a little older area.

West Haven, particularly the neighborhoods off of Pleasant Ridge near West Haven Elementary, Victor Ashe Park and Northwest Middle School are filled with homes in your price range.

I personally would avoid the west liKeep the plague. I hate traffic and the west Knoxville traffic will make you crazy. But, if you can deal with the traffic that's where it seems to be.

I grew up in an area very close to Cedar Bluff (was zoned for Karns back then) and I would think houses there would match your criteria. Also there were a lot of neighborhoods nearby off Middlebrook (near Cedar Bluff Rd) that likely fit as well. West Hills might have a few but it looked like the prices there were going up

Further away you go from downtown the better it gets when talking about Broadway. The Tazewell pike area and the smithwood areas are not bad.

I think I would just send out a word of caution. I have rental property in Knoxville and there are some areas near where you are discussing where i wouldn't buy. You really need to be careful. The demographics require a very careful look imo. The area you are looking at may be fine - but be careful.

First - how old is your daughter - I think it starts with schools and school districts. To get your daughter in a good or great school district which typically correlates with safer areas I like out west. I have a bias - Knoxville has a lot of great schools but as people have mentioned Harden Valley, Farragut, sometimes the farther from downtown you get the safer you get and the better the schools. I think you can get school rankings on line.

What do you mean by this? What demographics should I be worried about? What would worry you?

There are areas off Broadway that are rough. The closer to Halls you get the better it gets. Basically you want to be past the interstate going I think North. May be off on the direction, but you would be driving towards Halls or Gibbs. Both of those directions are ok imo.

I might make your Realtor dig a little deeper.

Yes. This and the idea of having to drive down Broadway on possibly a daily basis would be a turn off.

Yeah I guess it could. Karns, Farragut, Cedar Bluff, Hardin Valley, Northshore, Bearden and Middlebrook areas you are going to pay more than most other areas. This is speaking in general terms though, as you can find a deal if you are patient enough.
