Anybody ever sold FSBO? Any tips/tricks/thoughts? How does closing work? I'm in GA if that matters.

I'm not sure, but I'm in Georgia also, and seeing that a lot more up here where I am. Hope you find tips.

You can get an MLS listing through an online site for about $300. That really expands your exposure. Usually, they include listings on Zillow, trulia, etc.

Decide on a commission for a buyer's agent ( usually 2-3%).

Pay someone to take good photos. You think you can take good ones. You can't.

In the end, a realtor can be a real asset. I sold my house in FL by owner 11 years ago, but it was in a very desirable neighborhood. Since then, I've tried twice and resorted to a listing agent after a good while, both times with success.

I did my first home. I was single and had a decent 1900 sf ranch. I used word of mouth and got interest through people telling their friends. I used to have a small party about once a month and had an annual SB party. It sold really quick with very little advertising. Good luck

Tried it for about 4 months last year. Got about a showing per week. Had some where the people seemed really interested but never made an offer. My impression is people like to start way low on house offers and are more hesitant to ask a seller 20k less than asking for fear of insulting them. Also it was really tough getting ready and showing the house around mine and my wife's work schedule.

Just my experience.

My wife stays at home, so hoping if we can keep it in relatively clean order, we should be flexible on showings. We posted it on Zillow last night at a little above the Zillow price, so we'll see what happens.
