Cost of New Roof in Middle TN?

Rental house in Clarksville needs a new roof. Approx 18 squares, gable roof, moderate pitch. Nothing fancy. What should I expect to pay assuming wood underneath is good? Existing roof will be torn off. Estimates will be done this week, just wondering what is fair. Thanks.

$180 - $230 per square for 3 tab. Total squares will be a little higher for waste, valleys & ridge caps. Cost for removal can vary depending on number of existing layers.
To save some money, call a local roofing supply company & see if they have enough discontinued or old stock shingles. Sometimes $30 a square. You have a local ABC Supply. Also ask the supplier for installer recommendations. They see them every day. GAF & Owens Corning are 2 of the top brands for shingles
