About to buy my first house to flip. If anyone on this forum works construction or is a GC let me know. Almost 100% of the work will be hired. Always looking to help my Vol brethren out.

Not to discourage ya, but a local subdivision where I live has postponed any building activities until March because the cost of supplies are so high right now. Ya may want to wait on the work for a few months until the market settles for supplies.
 
NFL coaches do less. GMs usually deal with the "recruiting" if ya will. And your coordinators/positional guys teach your system. Ya really just have to be a glue guy, former players have done well doing that in the NFL.

It's just a different job for a HC in college, far less "ball talk" and far more "management" why I think some coaches do well in one and bad in the other. Spurrier is a great example, no one at any level doubts the guy knows football. But he couldn't handle how little he was involved in the NFL. It's why a guy like Chip Kelly wanted full control, but then sunk under it.

Plus NFL doesn't have to deal with buyouts, admins etc. so you can take a risk and move on after 2 years if it doesn't pan out and the job isn't suddenly "toxic" or a "full rebuild" a good coach hire by the Jags and they'll be right back in the mix next season.
I agree with all of that. But I also believe that’s the future of the college game. We see “director of football operations” as job titles and even Austin Thomas as the “GM” At LSU. I think the days or the HC being primarily and X’s/O’s guy are soon going away... you need a CEO that can motivate, cast vision and make the tough decisions. That’s why I think Pruitt and Venables and guys that just want to coach are recognizing that being a HC isn’t for them. Dabo and Orgeron are the perfect examples.

It’s about context. He took a Syracuse team that had been the worst in their conference for 5+ years and made conference champs out of them in 4 years. This was a successful rebuild no matter how you look at it; we are in need of someone that has proven successful at rebuilding. Had he not garnered enough attention for this to get hired away into the NFL, he likely would have continued what he started at Syracuse and produced a record more to your liking.
"Context"...I bet you don't want to apply any of that to Pruitts situation...nobody here does.

Oh no a GC/developer isn’t able to profit $70k per house. Let’s shut it down.

No doubt. I have a friend that works for a local lumber/supply company. I usually take him with me to estimate rehab costs and factor that in. A year ago, rehab averaged around $22-27 a squarefoot. Today, it's around $50. Prices are dropping, though

Good luck. I’ve done a dozen or so flips and stopped bc it was such a headache to get subs to show up. I stayed in the 120-150k range and then it was hard to find buyers. I did majority of work myself and subbed out drywall, some plumbing and electrical. Best of luck to you tho!
