This sounds good in theory... But coming from someone who has student loan debt along with my wife's student loan debt, it's not so easy to save 20% for a house when you have large monthly payments already going towards your education you had to pay for. The good ole days of affordable college are no longer a thing sadly.

Exactly the point I was making. If someone complains about PMI as a scam, they would have to say they would rather keep home ownership out of your reach. Don't think it is a good idea to make anyone who buys a home have to have 20 percent down or else.
 
PMI is essentially lender bargaining tools these days. So much of the rate is set outside of their control so they can only do so much with it. They can't simply eliminate fees to be more competitive because they'll soon be out of business, so they are now using the PMI as their area to "make the deal" happen.

Some lenders will outright pay your PMI the full amount up front (which is possible). It's also normally less than 20% of the mortgage. Some lenders will "waive" the PMI for interest points (they'll essentially pay the PMI and charge you more in interest to offset the cost to them).

I don't have a problem with it, most buyers simply don't have the ability to save 10s of thousands of dollars to hit that 20%. So prior to the PMI stuff you either had really poor people qualifying for 100% loans on homes they couldn't afford or rather well off home buyers who likely weren't shopping the market often. The middle class (surprise) was essentially hung out to dry a bit. Didn't have enough to pay down to buy the house they wanted/could afford but also couldn't qualify for the loans available that would allow them to buy with less down.

So yeah overall I understand both sides of the PMI and a ton of people chose to be dismissive of it, to me though it's not much different than buying a brand new car and having to carry full coverage instead of liability. The lender wants some sort of insurance the item of value you're borrowing for can be paid for in the event of something unforeseen.

I'd rank OU higher, probably at 3 or 4. LSU being higher than UGA is spicy but palatable.

Notre Dame, Kentucky, Miss St, and Syracuse seem to be ranked where they are because of their solid 2018 seasons. ND will still likely finish next year ranked, but I'm not so sure about the other three (especially Kentucky).

Plus what do you think is easier for buyers?

A. paying $800 to $1200 in rent and saving $40,000 (20% of $200k) to buy a house with equal or less mortgage
B. paying $800 to $1200 in rent and saving $10,000 (closing cost & 3-5% down) to buy a house with equal or less mortgage that has PMI on the loan which equates to a few dollars over 15 & 30 year loans
C. living with someone for 3-5 years with no rent and trying to save $40,000 to buy a house

To me it's Clemson, Bama, Georgia, OU, Notre Dame as the top 5. All had great 2018 seasons, and OU is the only one replacing a QB...with another stud QB though. LSU being a head of any of those 5 is ridiculous. I get that Georgia lost Chaney and that will have an impact, but they still have tons of talent on that team and the same HC & most of the same staff in place.

UGA will be relying on a lot of youth. Uber talented youth, but inexperience nonetheless. I look at UGA and LSU as virtually equal rn. LSU has more a experienced roster, but Joe Burrow doesn't blow me away, even as a game manager. Needs to up his completion percentage.
 
Rivals released their Top 100 yesterday. Thought it might be relevant info to put the ranking in each thread for the ones we've offered considering these are recruiting threads for recruits we're recruiting that have threads dedicated to recruiting in the recruiting forum. Again, should be pretty easy to click title and only see 2020 threads like Jake pointed out. Problem solved. And those 2021 threads would have organically fallen off page one in a day or two at most anyway.

I share info and like player threads to have as much relevant info as possible, regardless of their class. I'm sorry you don't like that.

Comes down to this for me. West > East...although Georgia does have to play a pretty stout schedule this season with A&M and Auburn from the West and Notre Dame in OOC early in the season.

LSU playing @ Texas though.

@ChattaTNVol what do you think about Mississippi State at 15?

I don’t know what metrics PFF used to come up with those rankings but this is the way I see it. I can’t imagine MSU has a roster that can easily replace the guys they lost on defense. It wasn’t just both STARTING safeties, one a 1st round pick, but also 2 1st round NFL DLinemen, and a number of other seniors in the rotation all across the defense from last year. Fitzgerald was their leading rusher, going 221 times for 1,121 yards and 13 touchdowns. He gone.

Looking at their schedule, I think they could start out 4-0 with the last of those wins being against Kentucky in Starkville. Kentucky beat them last year. Their first loss probably comes the next week on the road at Auburn then they get a week off to prepare for us but being as cocky as they are they might look past us to LSU who they have right after us. They then have A&M in College Station. So I’m figuring at this point they are 4-4 on the year with a visit from Alabama still looming.

I have them finishing 3-5 in the conference and 7-5 overall. I don’t see that being a top 15 ranking. The AP preseason poll last year had them at #18 but they finished the season unranked, even though they had the #7 Pass defense in the nation, the #2 rushing defense in the nation, the #2 scoring defense in the nation, and were ranked #1 in the nation in total defense. I don't think they're going to have a top 5 defense this year but it could be top 50. jmo.

None of this is intended to suggest I don't think this will be a tough game for us. I do think it could be tough but I also think if I'm reading our side right we should have a slight edge owing to our advantages in talent, experience (returning production), and the home field. jmo.

Four Mississippi State Bulldogs came off the board in the first three rounds of the NFL Draft on Thursday and Friday. Three of them went in the first round; Jeffery Simmons (No. 19 overall), Montez Sweat (No. 26) and Johnathan Abram (No. 27). Elgton Jenkins went in the second round (No. 44).

Sixth round, overall pick No. 199: Defensive end / linebacker Gerri Green gets selected by the Indianapolis Colts.

Defensive tackle Braxton Hoyett signed a deal with the Tennessee Titans to follow former teammate and fellow defensive tackle Jeffery Simmons to Nashville.

Corner back Jamal Peters signed a deal with the Indianapolis Colts to follow former teammate Gerri Green to Indy. Safety Chris Rayford and Running back Aeris Williams are also headed to Indianapolis.

Quarterback Nick Fitzgerald signed a deal with the Tampa Bay Buccaneers.

Offensive lineman Deion Calhoun signed a deal with the Miami Dolphins. Defensive tackle Cory Thomas also signed with the Dolphins.

Tight end Justin Johnson will go to mini camp with the Seattle Seahawks.

Safety Mark McLaurin signed with the New York Giants.

The last time Mississippi State had five or more draftees was 2015. The program hasn't had more than five draft picks since 1995, when six Bulldogs were drafted. That is the highest number State has reached in the modern era of the NFL Draft.

Dave Ramsey snowball that bad boy. My wife had two college loans that we recently just paid off. Pay extra and get out of debt. Do you eat out? Cut the number of times you do that. Do you have cable? Cut it. Do you have a car payment? Sell the car and get a beater. Can you work more hours? Work more and make more.
