the down side is you just about have to go the sod route to put in new zoisya or fix big damaged areas. it's darn near impossible to seed. | I had zoisya at our previous home. It is awesome. Do not have to mow as often and is like walking on a cushion.
It make a beautiful lawn. |

I put some Pennington Zenith seed out. Not much came up. It was only 14.86 seed though. |

| | Renaissance Man | I have some dead spots from dog pee and lack of water in my fescue, which was sodded last summer. When is the best time to seed? Early fall when it begins to cool down? Should i aerate and put some topsoil or putting soil down with the seed? |

Again, that can very by a couple of weeks depending on temps. |

| I recommend Tennessee Turf, developed by UTK. It's several types of fescue, I think, to prevent a single infection or bug from killing the whole lot. It is reasonably drought resistant but does need the occasional watering. They sell it at Barn Nursery in Chattanooga and I'm sure some place in Knoxville or other parts of the state. |

| | Senior Member | I put down two pallets of fescue last weekend....
my neighbor was having his entire new lawn sodded, and when I puled up the semi still had two pallets on the back...
So I offered him a $100 bucks for them and he took it and then dropped it in my back yard for me.
I've got a diaster for a yard....the main yard front and back of the house was sodded with Bermuda when we bought it in September...
Turns out I owned the lot next to me, so I had the dead trees and underbrush cleared, leveled and 2 inches of top soil (13 dump trucks) added, and a sprinker system installed, then put down rye and fescue seed, that's come in pretty good, where it didn't wash away.. about 85% coverage so far
So I'll have a busy spring and summer this year getting it finished..

| The time you waste seeding and reseeding and also waiting for the grass to establish you could already have well established sod. I could go on for hours about the advantages of sod. |

Some has come up but not much at all. |
